Another way in which you can own a house/property in Final Fantasy XIV is through a private chamber in a free company house. Free Company houses can be bought similarly to personal housing. Within the free company house, free company members can purchase a private chamber for 300k Gil.


Final Fantasy 14's housing system is a strange one and figuring out where to start can be a complicated affair. If you've spent enough time in the game sitting on a small mountain of gil and unsure where to spend it, buying a house might be the perfect way to spend some coin and have a gorgeous hangout spot to show for it.


With the entire housing system changing in Patch 6.1, the endless placard-clicking of real estate's past is no more. Things are a little simpler now, but there are still a few things to keep in mind with how it all works. Here's everything you need to know about snagging a house in Final Fantasy 14, from unlocking residential wards to plot prices.


The housing system in Final Fantasy 14 currently consists of five residential areas, each with 24 wards containing 60 plots and two apartment buildings with 90 rooms each. None of these housing plots is instanced, meaning you're able to walk through each ward and see people's houses like a real neighbourhood. The downside to this level of immersion is that housing is incredibly limited. Empty plots get snapped up in a heartbeat and demand very much outweighs the supply.


There are a few different types of housing available in Final Fantasy 14, from single rooms to entire mansions. To be eligible to purchase personal houses and apartments, you need at least one class at level 50 and to be the rank of second lieutenant in your grand company.


For Free Company houses, the FC must be at least rank six with four active members. You also must be authorised by the Free Company to buy land and also have been a member of that Free Company for at least 30 days.


If you've won, congratulations! Simply finalise the purchase from the placard. If you fail to finalise the purchase within the results period or decide you no longer want the plot, you will only be refunded 50% of the gil deposited during the entry phase. If you're buying a Free Company house and several members have won multiple plots, you will need to choose only one. Any others will be subject to the 50% refund policy.


While Final Fantasy 14 used to let you freely relocate to open plots regardless of the aforementioned invisible timer, that's no longer the case. If you wish to relocate, you'll need to cough up the gil and place a bid on your desired plot along with everyone else. If you win and choose to relocate, you'll receive a reimbursement equalling approximately 15% of the value of your old plot. Furnishings from your old house will be placed in your storeroom and its capacity temporarily increased to 400 indoor slots and 40 outdoor slots to accommodate that.


If you wish to demolish your house, head to Housing from the Social menu, click on Estate Settings, then pick the estate you wish to demolish. You'll then want to select Relinquish Land. You'll need to clear out the house before you can do this and you won't receive any sort of gil compensation for demolishing your home.


There is also an auto-demolition timer to watch out for. For private houses, failing to access your house for 45 days will result in the game automatically relinquishing your property. For Free Company houses, it will be demolished if no member accesses it for 45 days.


Currently, the auto-demolition timer has been deactivated since December 2021, meaning you can take an extended break without having to worry about your house vanishing. When Square Enix eventually reactivates the timer, it will pick up from how many days you were inactive prior to the timer being disabled.


Players can either buy a Personal house for themselves or a Free Company house for their FC. To buy a Personal house, players must be at least Level 50 and have reached the Second Lieutenant rank within their Grand Company. Additionally, there is a quest in each zone that must be completed to buy a house there. For a Free Company house, players must have four or more members and have had their FC reach Rank 6.


First, players must find an available house to purchase. Availability can be tricky and depends on a variety of factors. The same number of housing plots are available on each server, so low-populated servers in FFXIV can theoretically be easier to buy a house in compared to more populated ones. To start, players will need to find an available piece of land. They can walk up to an empty plot of land and purchase it. However, buying land is extremely competitive. A random plot availability timer resets every hour, so players need to try clicking on a placard the second the random plot availability timer finishes, and they'll need to do so before anyone else in order to purchase the plot.


There are a few extra rules for buying a house as well. Players can only own one personal house per service account, so players who like to use alternate accounts on the same server are out of luck. Additionally, players must enter their house once every 45 days, or else the plot will be considered abandoned and go back up for sale. For Free Company houses, at least one player of the FC must enter the house once every 45 days to avoid demolition.


Once you have a house, you can relocate to a new plot without waiting for the housing timer. Once a house is relinquished, it kicks off a random timer: The plot is only available to players who own houses for 12 to 24 hours.


When relocating your home, you get a discount on the new plot based on the size of your old house. Relocation moves your housing items into storage so you can easily decorate your new digs. Your housing skin automatically scales to the size of your new house, so your small Chocobo cottage turns into a large Chocobo mansion.


With patch 2.1, Free Company Housing became available. Any FC that has reached rank 6 is eligible to purchase a house, called an estate, although it can be quite costly. Speaking of, here's a link to some gil making strategies.


Plots can go down in price if they aren't purchased quickly enough. However, due to the sheer scarcity of housing, this rarely occurs. You must also build a house on your plot in order to use it. You must do this within 45 days or you will lose the land and it will go back to the market for anybody to snap up.


Wealthy individuals can own their own house, but it's far easier to pull your resources together and purchase an estate hall for your Free Company. In order to do this, your Free Company must reach level 6. This can be done by simply doing more of what your FC has already done in the past. Leveling, completing quests, and finishing guildleves all add to your progress towards ranking up. Upon reaching FC level 6, your leader can then go to one of the available housing zones outside of each major town.


Private chambers can be purchased within existing Free Company-owned houses and estates, and are basically like apartments that you've leased from your FC. This is the most affordable housing option since it only costs 300,000 gil to buy a private chamber. Before purchasing private chambers, players must first attain level 50 with at least one class. Furthermore, players must have attained the rank of second lieutenant in the Maelstrom, The Order of the Twin Adder, or The Immortal Flames.


The strange time restriction was meant to keep players from flipping houses to their friends, but in practice meant that prospective homeowners would spend hours camped in front of a vacant plot, repeatedly clicking a placard to see if the house was available yet.


Patch 6.1 adds a second method of buying a house: a lottery system. Under this new system, any interested players can submit an entry to buy an available housing plot during a five-day lottery window, the first of which starts April 12 with the launch of the patch. At the end of the five-day lottery window, the winner will be announced and have four days to confirm that they still want the plot.


The requirements to buy a Free Company house are a bit stricter, which should help prevent people from making fake FCs to buy an additional house. To buy a plot, you need to have been a member of your Free Company for at least 30 days and have privileges to buy land set by the FC. The FC you belong to must also be at least rank six and have at least four members. Multiple FC members can enter the lottery at the same time, making it easier for larger groups to win a plot.


Players can purchase housing privately or together with members of their Free Company. The exteriors and interiors of these houses can be customized with a plethora of furniture and other items. Players can also use the house for a number of in-game activities such as Gardening. Free Company estates also contain a Company Workshop for Free Company Crafting, where players can build Free Company Airships and other special projects.


There is an Apartment building in every ward and another in the subdivision. Before purchasing an apartment, players must first attain level 50 with at least one class. Furthermore, players must have attained the rank of second lieutenant in the Maelstrom, the Order of the Twin Adder, or the Immortal Flames. Each apartment building can house up to 90 tenants, with each room costing 500,000 gil. Players are allowed one apartment per character.
